The redevelopment on the site of the former JE Beales store within the Vancouver Quarter in King’s Lynn seeked to create new commercial spaces that met the demands of current multiple store users. Because of the existing configuration of the units and the lack of architectural merit of the existing buildings, these had to be demolished to make way for attractive, modern retail units.
The site was been divided into a two-storey 20,000 sq./ft. unit for H&M on the corner of St. Dominic Square and New Conduit Street. The block is connected to 12-14 St Dominic Square by four smaller, two-storey retail units.
Throughout the design, particular attention has been paid to the verticality of the elevations in the form of brick pilasters subdividing the elevations. Brick has been chosen to provide a textured contrast to the smooth white render panels. This verticality has been further emphasised by the use of vertical curtain walling in the double height glazed façade.
Large portions of glazing have been employed on all units to create a modern appearance and provide retailers with an active street frontage. Unit 1 features a curved double height curtain walling system, which provides an interesting and sweeping entrance into the Vancouver Quarter as you approach from New Conduit Street and Baxters Plain.
